First, photos of the bare space from which two furniture plans were developed.

After the couple chose the layout that works best for their lifestyle, with the goal of maximizing seating, we moved on to selecting furniture.

Having difficulty visualizing the suggested furniture in the living room, an elevation was sketched with the styles in place. Now they could see exactly how the pieces being considered would look in the room, prior to committing to this investment.

After viewing the sketch the pieces were ordered with confidence. The major pieces are now in place, (with the exception of the coffee table, which could be refinished but still too small) and the project is currently at the stage shown below.
It is now time to move on to all the other decisions. Window treatments, table lamps, an area rug and runner, dining room fixture and chairs, accessories and paint colors. Again, having the suggestions placed in the room shows the clients how each possibility will look prior to making a commitment.
The couple have just started to review the design boards. I know they would be very interested in hearing your opinion about what you do or don't like...and what you would possibly do differently with these spaces...as they get ready to take the next steps.

I really like how a vision is created with the sketches. The design boards really seem to capture the vision of the room. Nice to see the creative process from start to finish!
Your designs look great! I agree about the cocktail table. It should be larger, either a square or even a larger (wider) rectangle that would fill the space more.
Well first and foremost, this couple should rest assured, knowing they have the best of the best when it comes to designers. I love the layout. I'm curious about wall color. It seems like a very large, open space with high ceilings? Is there any plan in place to make the ceilings not seem so high? I love what you've done with the accessories as well, very simple, yet chic. Thanks for sharing your wonderful ideas with us! Kim
Great post! Thanks so much for letting us in behind the scenes. Love the color palette and use of all the different natural textures. Those floors are awesome!
Great post! I love seeing your thought process. It's going to look beautiful!
SOLD!!! Okay my only question is: How long does it take for your clients to gather all of the items you suggest? The room is coming together beautifully. I can't wait to see what comes of my family room! I will email you some photos tonight.
I love this. The details are perfect. I love the combo of mirrors and pics! The sketches are so nice! Great Job.

Thank you so much for this post! I recently purchased that same Target floor lamp and was having the hardest time finding a lamp shade and that one is perfect!!! =)
Wow, really interesting to see the process, and thanks for the links to all the products (I've got about a gazillion tabs open, to check them out!).
I guess my only question is, will you be able to incorporate some of their existing items, and/or things that are meaningful to the couple, in the room? As fun as it is to have everything brand new, I fear the room would lack 'soul' otherwise.
I love what you've done here! I definitely agree that the coffee table is too small and love the shorter and wider one in your original drawing. Also, what about a pretty chandalier or light from the ceiling? I think that would really warm up the space, along with some additional texture/color in pillows perhaps!
I think this looks great so far, Janell! I love the color, the furniture, the window treatments ~ everything looks great together. I just have two questions ~ the walls are too small in the dining room for a possible buffet with mirror over it (the wall with the doorway and across from the one window)? Is the artwork you are showing something they already own and want to incorporate?
Ooh la la! Gorgeous. I love it all. Could you tell us the source for the window shades (what color and where to find?) That would be so appreciated! You are such an amazing designer.

I love what you've done so far, Janell! It's such a soothing palette. I agree that the table needs to change. I like the Crate & Barrel table, but with two sofas equal length, a large square table makes more sense to me (only an opinion of course). I can only imagine that you have some very satisfied clients at this point. It all looks great!
Thanks for all the feedback! I think the clients will appreciate it and I do as well.
I liked Struggles comment about needing to have some previously owned items in the space with 'soul'. Great observation.
The artwork was just a suggestion for size, colors, the client is going to make some artwork herself in lieu of the prints, a great idea on her part I have to say.
Love the idea of a ceiling fixture in the living room to fill the space created by the high ceilings.
Roman shades, the client is concerned about the cost. I suggested seeing if there are any ready made options in stores such as Target, etc., that will fit her windows. If anyone has an affordable source I would love to hear it. My long time affordable source just went out of business.
:(
A buffet table in the dining room, ues, that would be so useful. I placed one in the floorplan, it would have to be on the narrow side. But certainly would be very functional when hosting dinners in this room!
Thanks again...Janell
This is my first time commenting on your blog. All of your photos on "Rate My Space" are "hearted" by me.
I have to say - I absolutely adore this design. This is so strangely exactly what I am envisioning for my space and I love seeing it like this AND the resources.
Love your style, blog and spaces!!

As far as blinds go...Overstock has some really great bamboo roman shades and they come in a large variety of sizes. I needed a bamboo shade in my kitchen window, the width of the window was 40 as was the shade, so it was a tight fit. I ended up sanding about 1/4 in off and it now looks custom.
Wow, I love seeing a room come together like this!
I really like everything so far. I think its a great room for switching up accessories (as I like to do ALOT :) ) The room currently looks beautiful for all the time, but if they wanted to maybe make it "cozy" for the fall it would be really easy to add in pillows, throws and other items to change the whole look of the room. Love it so far!
What a lovely plan. I agree about the homeowner's "treasures" - that's what gives a room soul to me. Also, I always think tortoise shell looking shades from Home Depot or Pier One are good looking when the budget is tight - may or may not work in this case. Thanks for your comment on my post - I hope I do not offend too many folks, and I didn't mean to make you nervous.... It's ME with the hang up on grammar! Love your blog!
Nice blog…. It isn't easy to choosing that perfect Living Room Furniture. It needs to be ergonomically viable and superior when it comes to comfort.
It's amazing what you can do with Photoshop! I really like all the choices you've made and the furniture arrangement is perfect. I guess my only suggestion would be that I'd like to see a little more pattern in the space (maybe more pattern on the pillows on the sofa? maybe a throw?)
The spaces turned out amazing.
I love your sketches and well thought out designs, janell. The palette is lovely. I'm sure your clients are happy already. Thank you for your detailed blogging. I wish i could show you the progress of my room the way you do w/ you rooms. I think susan is just way too busy to document these details and such. :(
Keep up the great work! We enjoy following.
I love the room, especially the natural elements (rug, accessories) and wall color.
